Westwood Plateau Coquitlam: Your Complete Neighbourhood Guide

There’s a certain moment, usually on a clear evening, when you’re driving up Plateau Boulevard and the city just opens up below you. Mount Baker in the distance, the Fraser Valley spread out to the east, the lights of Coquitlam starting to flicker on. It’s hard not to stop and just take it in. That view, honestly, tells you everything you need to know about what living in Westwood Plateau is all about.

It’s one of Coquitlam’s most prestigious neighbourhoods, and it has been for decades. But prestige can be a slippery word in real estate. So let’s talk about what Westwood Plateau actually is — the lifestyle, the schools, the real estate market, and whether it’s the right fit for you.

What Is Westwood Plateau, Exactly?

Westwood Plateau sits on the southern slopes of Eagle Mountain in the northern part of Coquitlam, bordering Port Moody to the west and Anmore to the northwest. It’s a master-planned residential community that started taking shape in the late 1980s after the old Westwood Motorsport Park was closed and the land was purchased for development. Hampton Park Elementary School now sits where the old racetrack used to be, which is a fun piece of local history if you’ve ever wondered about the name.

The community covers about 1,400 acres on Eagle Mountain, and nearly half of that land — around 285 hectares — was preserved as greenbelts, creek corridors, and natural parkland. So while it’s a fully built-out residential neighbourhood with around 20,000 residents, it genuinely doesn’t feel that way when you’re walking through it. The trees, the creeks, the winding roads… it has a quieter character than most neighbourhoods at this size.

The Lifestyle: What It’s Actually Like to Live Here

Westwood Plateau attracts a pretty specific type of person. Families, mostly. People who want space, good schools, safe streets, and access to nature without giving up the conveniences of city living. And on all of those fronts, this neighbourhood delivers.

The outdoor access alone is hard to beat. Hiking and mountain biking trails wind through Eagle Mountain and the surrounding greenbelts, ranging from easy family walks to more challenging routes with serious elevation gain. Ridge Park is a local favourite, with steep terrain and dense forest leading to a 400-metre lookout point. On a clear day, the view from the top is the kind of thing you tell people about.

Then there’s the Coquitlam Crunch. If you haven’t heard of it, it’s a trail that climbs over 400 stairs and gains 244 metres of elevation on its way up to the top of the Plateau. It’s become something of a fitness institution in the Tri-Cities area. You’ll see people of every age on it, every morning. It’s free, it’s brutal, and people seem to love it.

For a more relaxed pace, the Westwood Plateau Golf and Country Club is right in the neighbourhood and regularly ranked among the top courses in Canada. It has an 18-hole championship course, a 12-hole executive course, a driving range, a golf academy, and a clubhouse restaurant with a patio that — you guessed it — has incredible views. Even if you don’t golf, it’s worth knowing it’s there for the occasional special occasion dinner.

For everyday errands, Westwood Plateau Village at the corner of Parkway Boulevard and Johnson Street covers the basics well: an IGA, a liquor store, a Starbucks, sushi, pizza, and a handful of other services. Coquitlam Centre is only about five to seven minutes down the hill if you need more — major retail, restaurants, a movie theatre at SilverCity, and all the rest.

Schools: A Strong Draw for Families

This is one of the biggest reasons families move to Westwood Plateau, and it holds up. The public schools here are genuinely well-regarded, and there are options for different learning styles and approaches.

  • Panorama Heights Elementary — Located at the base of the mountain near Panorama Park, this school is known for its strong academic standing and offers early French immersion. The park right next door has a waterpark, tennis courts, baseball fields, and playgrounds, which makes after-school pickup a pretty pleasant experience.
  • Hampton Park Elementary — Sits higher up the mountain and offers an early Montessori program, which has made it popular with families who prefer that approach to learning.
  • Pinetree Secondary School — A well-known high school with a strong extracurricular program and a range of specialty courses. Consistently well-regarded within School District 43.
  • Heritage Woods Secondary — Another strong option at the secondary level, known for its variety of clubs, activities, and academic programming.

Douglas College is also close by in Coquitlam, which is worth knowing if you have kids approaching post-secondary age or if you’re interested in continuing education yourself.

The Real Estate Market: What to Expect

Let’s be real — Westwood Plateau is not a budget neighbourhood. It’s one of Coquitlam’s most sought-after areas, and the price tags reflect that. Current average listing prices in the area sit around $1.65 million, which is roughly 22% above the Coquitlam-wide average. That said, there’s actually a decent range of housing types here, and the entry point is lower than you might expect if you’re open to condos or townhomes.

Housing Types

  • Detached Homes: The backbone of the neighbourhood, with most sitting between 3,000 and 4,000 square feet. Lot sizes are generally in the 0.10 to 0.15-acre range. Many include secondary suites, which can help offset carrying costs. Expect mountain and valley views on most streets, particularly higher up the mountain.
  • Townhomes: A solid middle ground. Some strata complexes here are genuinely impressive — gated communities with pools, fitness rooms, and manicured grounds. Builders like Polygon have delivered well-regarded projects in this area. A good townhome in Westwood Plateau tends to feel more like a house than a condo.
  • Condos: More affordable and more accessible, particularly for buyers who want to get into this neighbourhood without the full detached price tag. Units near Westwood Plateau Village are especially convenient given the walkability to local shops.

Market Snapshot

Homes in Westwood Plateau have been sitting on the market for an average of around 35 to 36 days, with a sale-to-list-price ratio of about 95%. Ownership rates are high — roughly 74% of residents own their homes, which contributes to the stable, settled feel of the community. This is not a neighbourhood with a lot of turnover, which is worth knowing if you’re buying. Good properties here tend to go.

Getting Around: Transit and Commuting

This is the honest part. Westwood Plateau is a beautiful neighbourhood, but it is car-dependent, particularly at the higher elevations. The roads are winding mountain streets, and while bus routes do connect the neighbourhood to Coquitlam Town Centre and the Evergreen Line SkyTrain, the frequency and coverage aren’t the same as you’d find in denser urban areas.

That said, the commute from Westwood Plateau to Vancouver is actually manageable for most people. The Lafarge Lake-Douglas SkyTrain station connects into the Evergreen Line and onward to Burnaby, New Westminster, and Vancouver. The West Coast Express station is also nearby for those commuting to downtown Vancouver, which is a significant time-saver for the right commuter.

If you work in the Tri-Cities area, the commute is easy — David Avenue connects Westwood Plateau straight through to Port Moody and Port Coquitlam. It’s one of the reasons so many Tri-Cities professionals choose this neighbourhood.

Pros and Cons: An Honest Look

The Pros

  • Spectacular mountain and valley views from many streets and homes
  • Extensive greenbelts, parks, and trails right in the neighbourhood
  • Highly rated schools with multiple program options
  • Quiet, low-density character despite being a large neighbourhood
  • Strong community feel with high homeownership rates
  • World-class golf, hiking, and outdoor recreation on your doorstep
  • 5 to 7 minutes from Coquitlam Centre and major transit options

The Cons

  • Higher price point than most of Coquitlam
  • Car-dependent, especially at higher elevations — transit coverage is limited
  • Snow and icy roads in winter are more of a reality here than in lower parts of the city
  • Limited walkable dining and retail within the neighbourhood itself

The winter thing is worth knowing if you’re moving from a lower-elevation neighbourhood. Westwood Plateau gets noticeably more snow than the rest of Coquitlam from December through March, especially higher up the mountain. Some people love it. Others find it a surprise in their first winter. Either way, AWD or good snow tires are a practical necessity up here.

Who Is Westwood Plateau Right For?

This neighbourhood tends to be an excellent fit for families with school-age children who want space, safe streets, good schools, and access to outdoor recreation. It also appeals strongly to move-up buyers who are ready to step into something more established and quieter than the denser parts of Coquitlam or the Tri-Cities.

Retirees and empty nesters who love golf, hiking, and a peaceful environment do well here too, particularly in the townhome and condo strata complexes that handle exterior maintenance — the appeal of a lock-and-leave lifestyle in a beautiful setting is real.

It’s probably not the first choice for young professionals who rely heavily on transit or want walkable nightlife, coffee shops, and restaurants steps from their front door. Those buyers tend to gravitate toward North Coquitlam or the Town Centre area instead. But if the lifestyle fits, Westwood Plateau has a way of becoming a long-term home rather than a stepping stone — and that says something.
